Overview of San Marcos 55+ Communities
San Marcos California is home to two popular colleges, Palomar College and Cal State San Marcos (CSUSM). San Marcos is also known as “San Parcos” due to the large number of city of parks – 32 currently.
Double Peak Park features the highest peak in north county San Diego, giving visitors an outstanding long-range 360 degree view of the area, even into Mexico!
San Marcos is also a hiker’s paradise, with an unbelievable 72 miles of city maintained trails to enjoy.
The city also shines brightly when it comes to leisure and entertainment, with a large variety of unique restaurants, micro breweries, coffee houses, wineries, and shopping options.
San Marcos also has a vibrant Seniors Center with a daily schedule full of activities, offering boundless opportunities for physical and social engagement.
San Marcos is ideally located in north county San Diego for commuters.
The major east-west 78 Freeway bisects the city, and the I-15 freeway lies just a stone’s throw from the eastern city limits. A short 40 minute ride will see you to the San Diego International Airport.
San Marcos also offers a wide variety of 55+ homes to satisfy all seniors needs. These housing style range from single family detached homes, to resident-owned manufactured home communities, to land-leased mobile communities.
Lake San Marcos is a resort community centered on its namesake lake where a variety of waterfowl reside – even swans – has two golf courses, a terrific lakeside restaurant, and is a much sought after destination for seniors.
Hunter Valley at Lake San Marcos is a resident-owned San Marcos 55+ community consisting of detached single family homes of 2 to 3 bedrooms, 2 baths and attached 2-car garages. The community is considered as pet friendly and walkable with sidewalks winding through the area. Hunter Valley’s lush landscaping is watered from the community’s well, keeping HOA fees down and the appearance of the neighborhood high.
Sun Park at Lake San Marcos is a resident-owned San Marcos 55+ community consisting of small detached single family homes of 2 bedrooms and 1 or 2 baths, with attached 1-car garages. Some of the homes are lakefront, or have lake views. Residents have their own clubhouse and swimming pool, plus access to all of Lake San Marcos’ amenities as well.
Chateau Lake San Marcos is a condo-style full service, gated and guarded San Marcos 55+ community. Chateau at Lake San Marcos is independent living plus amenities of a daily meals, transportation, bi-weekly house cleaning and linen service. The community consists of 137 units, is considered as pet friendly, and is served by elevators. The grounds are beautifully landscaped and augmented with refreshing water features. This could be the best retirement living for those who wish to be free of many daily household chores.
Las Brisas Pacificas is a resident-owned, gated, San Marcos 55+ manufactured home community located near the border of San Marcos and Carlsbad, providing and easy drive to the beach for ocean lovers. Las Brisas has one of the lower HOA fees in the San Diego 55+ market. Most of the homes have 2 bedroom and two baths, with a select few offering 3 bedrooms. Most homes have 2-car garages. The community features a clubhouse, pool, and spa.
*Each household may have two pets, provided that they weigh 35 pounds or less. Shopping, pharmacies, banking, salons, and restaurants are one half mile away, and can be easily walked to.
Madrid Manor is a resident owned manufactured/mobile home San Marcos 55+ community of 330 homes with one of the lower HOA fees in the San Diego 55+ market. This is an active community with clubhouses, pool, spa, dance studio, exercise room, tennis courts, mini golf, hiking trails and limited RV parking.
*Madrid Manor restricts pets to one per household, and there is no pet walking permitted in the community.
Residents can use their cars less and walk to a church, pharmacy, dental offices, salons, restaurants, coffee shop and convenience store.
Casitas Del Amigos and Casitas Del Sol are two resident-owned San Marcos mobile/manufactured home 55+ communities that adjoin each other on the east side of town, just off of the 78 freeway. Both communities are pet friendly, and both offer limited RV parking.
*Casitas Del Sol currently permits 2 dogs with a maximum weight of 25 pounds.
*Casitas Del Amigos also allows for 2 dogs, with no size or breed restrictions, based upon management approval.
Both communities offer a pool, spa, library and billiards.
La Moree Mobile Home Estates, a resident-owned San Marcos 55+ community is located just beside Casitas Del Amigos and Casitas Del Sol. La Moree Mobile Home Estates offers residents a pool, spa, exercise gym, library, billiards and RV parking.
*Currently only one pet under 30 pounds is permitted.
Foothills of San Marcos is a resident-owned San Marcos 55+ community. The homes in this community are ‘ground set’ meaning that there will be fewer steps to climb to enter the homes. The community offers a clubhouse, exercise room, pool, spa, tennis court, library, billiards and RV parking.
*Pets are restricted to those 25 pounds or lighter, and less than 15″ tall at the shoulder. All pets must be approved by the board.
Deer Springs Oaks is a small resident-owned San Marcos 55+ community of just 32 homes, located on 19 acres on the north side of San Marcos, just off of the I-15 freeway, at the Deer Springs exit. This 55+ park has a lush country feel to it, due to its proximity to its namesake spring located nearby. Some of the lots here are large enough to have a garden, fruit trees and even detached buildings.
*Residents are permitted to have one dog.
Rancho Vallecitos is a land-leased San Marcos 55+ park that sits high on a hill on the west side of town. Some of the homes offer beautiful long distance views. The park offers a clubhouse, exercise room, pool, spa, billiards and RV parking.
*Residents are allowed one small dog or two cats, upon park approval.
Valle Verde is a land-leased San Marcos 55+ park located just off of San Marcos Blvd. The community features a clubhouse, pool, jacuzzi, sauna, art room, laundry facilities, fitness gym, kitchen, library and RV parking. The St. Marks Golf Club and St. Marks Executive Golf Course, as well as Lake San Marcos is nearby.
*One small dog under 20 pounds is permitted upon park approval.
Palomar Estates East and Palomar Estates West are both land-leased San Marcos 55+ parks, located side by side at the intersection of San Marcos Blvd and South Rancho Santa Fe Road. Both communities offer a clubhouse, exercise room, pool, spa, tennis courts,laundry facilities and RV parking.
*Both communities restrict pets to 2 total – East allows dogs up to 20 lbs and 18″ tall, while West restricts dog’s height only at 18″ with no aggressive breeds – all animals on approval only.
Currently the space rent is a bit higher at Palomar Estates West.
