A new San Diego 55+ community called the Junipers by Lennar is being built in a former golf course site in Rancho Penasquitos with 536 homes located immediately to the west of I-15.
The Junipers 55+ community in San Diego which is now under construction, include a mix of 455 for sale single-family detached homes and townhouses and 81 for rent attached homes for low-income seniors households. The Rancho Penasquitos 55+ housing project was approved by the San Diego planning commission in April 2021 and unanimously approved by the San Diego City Council on June 15, 2021.
The Junipers 55+ will include a 2.87-acre public park and a 2.82-acre loop trail near the intersection of Carmel Mountain Road and Peñasquitos Drive.
The Junipers Home Prices, HOA, and Property Taxes
The anticipated pricing at The Junipers is from Mid $800,000s to Mid $1,200,000s.
The homeowner association (HOA) is estimated at $399 per month.
Property Tax rate is approx. 1.13% and a Special Assessment/ Mello Roos of approx. $46-$55 per year.

Who can buy/ live in a 55+ community at the Junipers? Each home must be occupied by at least one person who is 55 and older. However, homeowners/ buyers can be any age. For example, adult children (under 55) may purchase a home for their 55 and older parent to live in. Those who are under 55 and want to invest in new San Diego real estate before retirement might also want to consider purchasing and renting to a 55+ person.
