Why a 55+ Home Valuation Is Different
Automated estimates — the “Zestimate”-style numbers you see online — are built for large, active, uniform markets. San Diego’s 55+ communities are the opposite: small, age-restricted, and full of details an algorithm can’t see. That’s why those estimates are so often off by tens of thousands of dollars on a 55+ home, in either direction. Here’s what actually moves the number:
A smaller, age-qualified buyer pool

Nothing. Your valuation is completely free and comes with no obligation to list. We provide it as a service whether you’re ready to sell now or just keeping an eye on the market.
Is an online estimate (like a Zestimate) accurate for my 55+ home?
Usually not. Automated estimates are built for large, uniform markets and can be off by tens of thousands of dollars on a 55+ home. They don’t reliably account for age-restricted demand, HOA and Mello-Roos differences, low sales volume, floor-plan gaps, view premiums, or condition — all of which materially change value here.
How do you determine my home’s value?
We prepare a Comparative Market Analysis (CMA) using recent closed sales in your community — matched by floor plan, view, condition, and HOA — from the sales database we maintain for every 55+ community we serve, then adjust for what makes your home unique.
