Rules vary by community — always confirm the current occupancy policy with the HOA before purchasing.


What is the typical HOA fee in a San Diego 55+ community?

HOA fees vary widely. In condo communities like Avante at Del Sur the combined HOA is approximately $522 per month (covering two associations). Detached home communities like Ocean Hills Country Club typically range from $600–$750 per month, covering amenities, exterior maintenance, and common areas. Some communities like Oaks North have lower fees around $200–$400 per month. Always verify the current HOA fee and what it covers before making a purchase decision. What is Mello-Roos and do all San Diego 55+ communities have it?

Mello-Roos is a special assessment tax applied in newer California communities to fund infrastructure and public services. Not all San Diego 55+ communities have it. Avante at Del Sur and Auberge at Del Sur (both in Del Sur, a newer master plan) carry Mello-Roos assessments. Older communities like Ocean Hills Country Club (built in the 1980s) and Oaks North do not. For communities that do have it, the 55+ designation typically reduces the assessment because the K–12 education portion does not apply. Confirm the status on any specific home before purchasing.
