What the Data Tells Buyers & Sellers (May 2026)
- Condos are moving fast. The median days on market is just 18 days. Several sold in 0–2 days. Buyers waiting for the “perfect moment” routinely miss out.
- Condo prices have risen ~10–12%. From $585K–$616K in 2024 to $638K–$702K in 2025–2026. The larger 1,334 sq ft model consistently crosses $670K–$750K.
- Condition drives twin home prices. The $375K spread between the lowest and highest sale comes down to renovation level, views, and lot size — not market volatility. Turnkey homes near $1M+ sell fast. Homes needing work can sit for months.
- Price per sq ft is nearly equal. Condos average $568/sq ft vs $546 for twin homes. Buyers pay a fair premium for more space — not a deep discount.
- Pricing strategy is everything for sellers. Homes priced at or near recent comps went under contract in 1–7 days. The longest sales (107–284 days on market) all started overpriced and required large price reductions.
