Avante at Del Sur is one of the premier 55+ communities in San Diego. It is also one of the more recent, constructed between 2018-2021, and one of the closest in proximity to the City of San Diego and all it has to offer, including the airport.
Avante at Del Sur is an active adult gated community, consisting of 120 condominium homes.
These traditionally-built condo-style homes feature 2 to 3 bedrooms and range in size from 1,544 to 1,787 square feet, all with attached two car garages. The 1,545 square foot floor plan is a one-story condo, while all the others are two-story units. All of the two-story condos have private in-home elevators in addition to stairs, to get to the second level, which is the main living floor.
The ground floor level is where the 2 car garage is located. Some floor plans also have an office or bedroom and a bathroom on the ground floor.
Avante at Del Sur is beautifully suited for those who desire a lock-and-leave lifestyle. Getting to San Diego is quite easy and a trip to the airport or cruise ship terminal takes only a little over 30 minutes.
Avante at Del Sur is in a very walkable location with shopping only one block away in a Target and Sprouts Farmers Market anchored shopping center. Sidewalks abound in Del Sur, as do hiking trails, so one could walk for hours daily in our fantastic San Diego sunshine.
Avante’s amenities include a pool with cabanas and a fire feature, a spa, BBQ area, a small gym with both exercise machines and free weights, and a billiards table. For pet lovers, there is a dog park conveniently located across the street from the community.
The community is also a golfer’s dream, with the golf courses of Rancho Santa Fe, Fairbanks Ranch, Santa Luz, Torrey Pines and Rancho Bernardo just a short drive away.
It is important to know that although Avante at Del Sur is a gated community, the walkthrough gates remain unlocked, per the master Del Sur HOA rules.
The community does have Mello-Roos taxes. However, with the substantial K-12 education tax portion removed, these extra taxes are much lower than the surrounding all-age homes in the Del Sur area.
