How do I get in to view available homes and the community?
OHCC is both gated and guarded, so you need be accompanied by a licensed real estate agent, and if driving into the community in your own vehicle you will need show a valid driver’s license to the on-duty guard.
Can residents bring their guests in to use the amenities?
Yes, certain amenities are available to resident’s guests, while others are not. Guests are allowed (if accompanied by the resident) in the swimming pool, on the golf course, as well as the pickle ball and tennis courts. Areas where guests are not allowed are the fitness gyms and wood working shop. There are also scheduled hours for children’s use of the swimming pool. This list is just an example, and rules could also change.
Does the community take care of roofs and exteriors of the homes?
The HOA fees include roof maintenance. However, the skylights on homes are the homeowners’ responsibility. Exteriors are painted by the HOA on a scheduled rotating basis. Front yard landscaping care and watering is also taken care of by the HOA.
Can a resident opt out of a portion of the monthly HOA fees if they are not a golfer?
No, the HOA fees are applied equally amongst all of OHCC’s residents. There is a slight fluctuation on fees between the 8 different OHCC villages due to their sub HOAs unique set up. Of note: due to the plethora of amenities, social clubs and activities provided, most residents believe that they certainly get their money’s worth from their respective HOAs.
What is with the plumbing issues we have heard about in Ocean Hills Country Club?
Many of the homes (but not all) were originally built with plastic plumbing pipes. Some of the early homeowners at OHCC experienced some water leaks and a class action suit was filed against the builder. The residents won and were given a money award to re-pipe their homes. Many took the corrective action needed. Sadly, many others did not and used the cash for other purposes. So there still remain some homes within the community that have the original plastic piping. A home inspection should reveal what the plumbing situation in specific homes.

Ocean Hills Country Club (OHCC) is located in Oceanside, California. It is set on 350 beautifully landscaped acres and bordered on the west by a natural preserve, the Carlsbad Highlands Ecological Preserve. Ocean Hills Country Club (OHCC) has 1,632 homes, and comparing it to most other San Diego 55+communities, where you might have 100, 200, or even 500 homes, it makes it much easier to make friends with other residents who might have similar backgrounds or interests, which, in turn, makes it much easier to quickly integrate yourself into the community if you so desire.
Ocean Hills Country Club truly has a home for everyone, due to having 17 different floor plans, ranging in size from 921 to up to 2,808 square feet. Of these approximately 1,100 homes are duplexes and 550 are detached single family homes.
The duplexes, we were told, were built with a two-foot air gap, sandwiched between two separate fire walls between the attached homes. We believe this to be true as we have never encountered a single instance of noise transfer between the attached residences inside the homes. Whatever noise transfer we have experienced has been outdoors in the front or back yard areas.
The largest detached single-story home in OHCC is the 1,850 Corinth floor plan. The largest attached single-story home is the 1,800 square foot St. Tropez floor plan.

Ocean Hills Country Club homes can be modified in various ways due to the roofing system used when the homes were constructed. We’re told that the homes were built using a ‘truss roofing system’ which leaves the walls underneath as non-load-bearing.
Because the walls are not supporting the heavy red-tiled roofs, it allows for a lot of interior customization. However, since the heating and cooling systems are frequently installed in the attic space, some of the walls beneath where those mechanicals are located would be supporting that load. If a homeowner wished to modify beneath those areas (and many have!), engineered beams allow for the weight of those systems to be properly supported.

The homes at Ocean Hills Country Club were built between 1984 and 1998. The earliest built homes were constructed with plastic polybutylene plumbing pipes. The later homes were shifted to copper pipes after the leakage problems became known.
The homes built with plastic plumbing have mostly been re-piped with copper. We can usually identify those which have been re-piped, home inspectors can tell better than us, and often times the current homeowner discloses the upgrade to copper.
Also, due to the time when these homes were built – mostly pre-internet and electric car eras – the electrical panels are for the most part 100 amp, unless residents upgraded them in recent years.
If you have, or are looking towards, getting an electric car (CA is mandating that the entire states will do so by 2035) there are a few options available to you:
- you can upgrade the electrical panel to one that can carry more amps.
- you can switch some appliances such as electric cloths dryers and stove/ovens to gas, feeing up high amperage space for a car charger.
