#1 Wonderful Year Round Climate
Ocean Hills Country Club’s elevated position atop a bluff, just 3 miles from the Pacific Ocean, creates a unique and wonderful microclimate.
The refreshing ocean breezes waft uninterrupted through this 55+ gated community in Oceanside CA on nearly a daily basis, and create a wonderful atmosphere for outdoor activities, as well as general in-home living.
The desirability of Ocean Hills Country Club (OHCC) in San Diego County is increasing due to climate change.
Our belief is that with climate change, the amazing microclimate of Ocean Hills Country Club is only going to get more attractive to folks looking to relocate from more inland, warmer areas where the increasing temperatures (and, or blowing sand in some cases) are creating nearly unlivable conditions.
No place on earth is immune to climate change. It seems likely that all locations including OHCC will see rising temperatures.
Many states throughout the country however (think Florida, Texas, Arizona, CA desert locations, etc.) are already getting so hot that people wish to move to milder climate locations.
#2 Great Social Connection Opportunities
With 1,632 homes the community offers residents plenty of social opportunities to meet interesting people to become friends with. Integrating oneself into the community can become even easier due to the high number of social clubs at OHCC – the number is officially over 40 clubs!
#3 Safety Consideration
The community is gated, guarded and patrolled.
#4 Wonderful Amenities
The OHCC clubhouse is by far the largest in the San Diego area at 27,000 square feet, with a large auditorium that is well-used, a library, two fitness gyms, a billiards room with seven tables, numerous multipurpose rooms for meetings, games and crafts, as well as dedicated rooms for art, sewing, computer lab, music rooms, and more.
Outdoors you will find a private 18-hole executive golf course for residents and their guests only, a junior olympic, solar heated saltwater pool, eight pickle ball courts, three tennis courts, bocce ball, a dog park, and lots of green spaces.
There is also a large, secured RV parking facility with both dump and washing stations that is offered for free to residents.
The community also boasts one of the finest woodworking shops in San Diego’s 55+ realm.
#5 Home Choices
There are a large variety of different sized homes to fit everyone’s needs, ranging from a little over 900 square feet up to about 2,800 square feet, in both duplexes and detached single family homes completed in 1999.

People often ask us about our view on what Ocean Hills Country Club (OHCC) home prices will do in the future.
All real estate prices are cyclical and can be affected by both micro-and macro factors so OHCC real estate prices will fluctuate over time with the market. We appreciate Ocean Hills Country Club for its
Uniqueness of the community.
There is no other community in Southern California that compares to OHCC in number of homes, number and quality of amenities and optimal location close to the coast.
In fact, the very few new San Diego 55+ communities that are being built are farther inland (The Junipers at Rancho Penasquitos (2023), Haddington at Côta Vera in Chula Vista (2023), where the weather is warmer.
Golf courses are are under increasing pressure to stay afloat. Part of the reason for that is ever rising water costs. OHCC has invested in drilling their own water well and has built a lake on the golf course to store water, in order to be in control of their own water usage and supply. This is just one example of the smart planning this community indulges in as a standard practice.

Some concerns about purchasing a home at Ocean Hills Country Club
The high monthly OHCC Homeowner Association (HOA) fees are a concern to some prospective buyers.
Will a homebuyer get their money’s worth at Ocean Hills Country Club? What if they do not play golf, or don’t take part in amenities available for free (i.e. RV Parking, Golf Course, Swimming Pool)?
Is living in a gated and guarded community important to one, or both spouses?
We discuss the list of amenities in detail in the link provided below so you can assess if you do find value in the OHCC membership fee (HOA) cost.
HOA fees can also change, and they usually go higher so it is important to study the HOA financials thoroughly before purchase.

Homeowner Association (HOA) rules and regulations can also be a major concern especially for those who are not used to them.
It is important to review the HOA documents not just for the master HOA of Ocean Hills Country Club but also for the individual village that the OHCC home is in to know if living in a 55 and over community with HOA is a good fit for you. For some living with many HOA rules can be too restrictive.
The other concern at OHCC is the age of the homes.
There are other options in both existing and new or newer construction 55+ communities in Southern California.

Some are concerned with the faulty pipes in some OHCC homes in certain villages. Although, many have been replaced, some may still have these older pipes. So, it is important to ask about these and the condition of the property upfront before making an offer, or research during the due diligence period with a knowledgable buyer’s agent experienced in selling homes in the community.
Also, just like any real estate in California, home insurance can be challenging or costly depending on where the location of the home is, especially if a property is located in a very fire severity zone which must be disclosed by a seller during the buyer’s due diligence.
