Smart Planning

Golf courses are are under increasing pressure to stay afloat. Part of the reason for that is ever rising water costs. OHCC has invested in drilling their own water well and has built a lake on the golf course to store water, in order to be in control of their own water usage and supply. This is just one example of the smart planning this community indulges in as a standard practice.

The high monthly OHCC Homeowner Association (HOA) fees are a concern to some prospective buyers.

Will a homebuyer get their money’s worth at Ocean Hills Country Club? What if they do not play golf, or don’t take part in amenities available for free (i.e. RV Parking, Golf Course, Swimming Pool)?

Is living in a gated and guarded community important to one, or both spouses?

HOA fees can also change, and they usually go higher so it is important to study the HOA financials thoroughly before purchase.

Some are concerned with the faulty pipes in some OHCC homes in certain villages. Although, many have been replaced, some may still have these older pipes. So, it is important to ask about these and the condition of the property upfront before making an offer, or research during the due diligence period with a knowledgable buyer’s agent experienced in selling homes in the community.

Also, just like any real estate in California, home insurance can be challenging or costly depending on where the location of the home is, especially if a property is located in a very fire severity zone which must be disclosed by a seller during the buyer’s due diligence.
