Encinitas CA is a popular spot for many Southern California residents who built customs homes here with beautiful views. Existing single story homes may be found in certain pockets of Encinitas and other neighboring cities have distinctive qualities and we can make recommendations on which areas to check into based on your needs.
An older neighborhood located immediately south of Leucadia Blvd, between Saxony Road and the Interstate 5 freeway, dominated by single story homes built in the late 1950’s through the 1970’s. These homes have generous sized lots and many of them have been extensively remodeled. The majority of these homes have zero HOA and, or Mello-Roos.
Copper Crest Estates – Encinitas, CA
Copper Crest Estates is a gated community located in the semi-rural Olivenhain area of Encinitas, nearby to Rancho Santa Fe. The community has a nice mix of single and two story estate-sized homes – many with guest houses – on one to three acre lots. There are numerous horse properties in the community and all homes have access to the area’s horse trails.
Double LL Ranch – Encinitas, CA
Double LL Ranch is a gated community of estate-sized homes in the Olivenhain area of Encinitas, built in the late 1990’s through the mid 2000’s. There are several single level homes in Double LL Ranch. Many of the homes have guest houses and equestrian facilities. Riding trails bisect the community and several schools are within walking distance. There is a small HOA that includes gate and common area maintenance.
Encinitas Ranch – Encinitas, CA
Encinitas Ranch is located off east of Interstate 5 and Leucadia Blvd, and built around the Encinitas Ranch golf course. The community begun development in the mid 1990’s on the former Ecke poinsettia ranch. An extensive trails system runs through the community and is available to be used by hikers, jogger, bicyclists, horses and pets. In addition to single level detached homes, there are also some single level condo-style homes available. These homes have HOA and Mello-Roos fees.
Maravu – Encinitas CA
Maravu is a Fijian word that means ‘calm, tranquil, or silence of the sea” and certainly this Encinitas community typifies those qualities. The Maravu community is located immediately east of Interstate 5, and was developed in 2002 and 2003. These luxurious estate-sized homes – some with guest homes – sit on large lots of one quarter to one half an acre. The Maravu community has small HOA and Mello-Roos fees.
Pacific Serena – Encinitas CA
Pacific Serena is comprised of small, single-level twin homes attached at the one-car garages between the dwellings, directly east of the San Diego Botanic Gardens, built in the 1970’s. Two bedroom, one bath homes dominate the community. However there are numerous homes that have been upgraded to include two baths, and some with three bedrooms. There are no HOA or Mello-Roos in Pacific Serena.
Sidonia –Encinitas CA
Sidonia is a small community of estate-sized homes, with all bordering the Encinitas Ranch Golf Course. There is one single-story home in Sidonia. All of the homes have HOA and Mello-Roos fees.
Wildflower Estates– Encinitas CA
The gated and guarded, rural community of Wildflower Estates is located on the eastern border of town, where Encinitas meets the opulent Rancho Santa Fe community. The community began development in 1998 and new homes continue to be built. These large homes range in size from 4,000 to over 8,000 square feet, on lot sizes of up to several acres. There is a community equestrian center as well as a riding trail bisecting the community. Wildflower Estates has a monthly HOA fee.
Spyglass –Encinitas CA
The Spyglass community is located in southeast Encinitas, off of El Camino Real, butting a nature preserve with hiking trails. Built in the mid 1980’s, there are a number of moderate sized single-story homes in this nice community. Residents enjoy a pool, spa and sports court.
Leucadia Collection – Encinitas CA
Leucadia Collection is located in north Encinitas, west of Interstate 5. The homes have four bedrooms and three baths, are nearly 3,000 square feet and sit on 10,000 to 12,000 square foot lots.
Country Rose –Encinitas CA
The Country Rose community began development in 1989 and was completed in 1992. The community features single level homes ranging in size from approximately 3,500 up to 5,500 square feet on 1 to 2 acre lots. The community has walking and equestrian paths, a low HOA in a rural setting.
Seagate Village– Encinitas CA
Seagate Village is a collection of smaller single story homes, east of El Camino Real built in the early to mid 1980’s. The single story models are dominated by three bedroom, two bath homes ranging in size from 1,200 to 1,700 square feet. The residents enjoy numerous greenbelt areas, a pool, spa, volleyball and tennis courts, all for a very low monthly HOA. Seagate Village is a very good option for budget conscious single story, detached home buyers.
Village Creek –Encinitas CA
Village Creek is a community of moderate sized homes in east Encinitas built in the late 1970’s and early 80’s. There is a good inventory of one-story homes in Village Creek ranging from 1,200 to 2,000 square feet in size. The HOA is very affordable considering that residents enjoy a pool, picnic area, greenbelt, playground, tennis courts and clubhouse. Village Creek is a very good option for budget conscious single story, detached home buyers.
Vida Pacifica –Encinitas CA
Vida Pacifica is a community of moderate sized homes in east Encinitas built in the early 1980’s. There is a good inventory of one-story homes in Vida Pacifica ranging from 1,200 to over 1,700 square feet in size. The HOA is very affordable considering that residents enjoy a pool, spa, picnic area and playground. Vida Pacifica is a very good option for budget conscious single story, detached home buyers.
Oak Knolls– Encinitas CA
Oak Knolls is a mature neighborhood without HOA, east of the I-5 Freeway and just south of Encinitas Blvd. Oak Knolls consists of 3 and 4 bedroom homes ranging in size from approximately 1,200 to over 2,000 square feet, some with generous sized lots. This neighborhood could be a good candidate for homebuyers looking for a single story detached home in a beach city, considering there is no monthly HOA obligation.
Northview– Encinitas CA
Northview is an older neighborhood containing single story homes east of the El Camino Real built in the 1980’s and 1990’s. Northview consists of 3 and 4 bedroom homes ranging in size from approximately 1,400 to over 2,000 square feet. There is a small monthly HOA that pays for the community pool, spa, tennis courts and playground.
Rancho Santa Fe Vista –Encinitas CA
Rancho Santa Fe Vista in the Olivenhain part of eastern Encinitas, built in the mid 1980’s with a number of single story homes. All of these single story home are 1,605 square feet in size with 3 bedrooms and 2 baths, mostly on manageable sized lots. Many of these homes also rest atop a tall bluff, affording nice long-range views. There is a very reasonable HOA which provides for common area maintenance and helps residents enjoy the tennis courts and playground.
