🏆 Sellers’ best month of the year on price. Nine homes sold, the average sold-to-list ratio reached about 101.1% — the highest in a year — and two turnkey homes closed more than $100,000 over asking. Yet four of the nine still sold below list: the two-speed market is alive and well.
Nine homes closed escrow at Ocean Hills Country Club in September 2026 — up from seven in August — and on the headline numbers it was the strongest month of the year for sellers. The average sold price rose to $1,175,168, and the average sold-to-list ratio reached about 101.1%, the highest in our twelve-month window. But that average deserves a closer look: it was lifted by two standout over-ask sales — a remodeled Athena that closed $100,112 over list and a golf-course St. Tropez that closed $132,515 over — while four of the nine homes still sold below their final list price, two of them after more than ten weeks on the market. In other words, the two-speed split we’ve tracked all year held firm: beautifully updated, correctly-priced homes drew premiums, and everything else negotiated. The little Athena had a very big month. Three Athena homes closed in September — all 1,444-square-foot, two-bed/two-bath floor plans — and they sold for $1,050,000, $1,100,000, and $1,185,000, or roughly $727 to $821 per square foot. The standouts: 4909 Icaria Way, fully remodeled, closed $100,112 over its $999,888 asking price in just 4 days, and 4133 Arcadia Way went under contract in a single day and closed $10,000 over ask. When a smaller home is beautifully updated, Ocean Hills buyers will pay a striking premium per foot for it.
September’s headline sale was a golf-course St. Tropez. 4957 Alicante Way — a one-story St. Tropez on a premium lot with golf-course, lake, and ocean views, freshly and extensively remodeled — closed at $1,632,515, a remarkable $132,515 over its $1,500,000 list, in 6 days. At nearly $907 per square foot it is a rare, high-water comparable, and a reminder that location and condition together can push even a 1,800-square-foot home well past $1.6 million here.
The slower lane was just as real. Four homes sold below their final list price, and the two that took longest tell the story: the Corinth at 4950 Lerkas Way — the community’s sought-after detached single-story 3-bed/3-bath — took 79 days to sell at its $1,059,000 list, and the St. Tropez at 5081 Caesena Way took 76 days and a price cut to close at $1,180,000. Both are desirable homes; both simply launched above where buyers were willing to start. The largest home of the month, the 2,356-square-foot Mystra at 4962 Pylos Way, also closed $50,000 under ask. ── When the Days-on-Market Clock Resets ──
Here’s something every Ocean Hills seller should understand before reading any market report — including this one. CRMLS tracks two separate day counts. Days Active in MLS (DAM) measures the current listing and resets to zero every time a property is entered as a new listing. Cumulative Days Active in MLS (CDAM) is designed to stitch a property’s separate listings together — but it, too, resets to zero once the property has been off the MLS long enough. As of November 19, 2025, CRMLS shortened that window: CDAM now resets after a property has been off-market for 30 days (previously 90), and it also resets on the first day of a new listing whenever ownership has transferred. So a home relisted by a new agent — or relisted after a roughly month-long gap — can reappear showing very few days, even though it has been trying to sell far longer. A failed escrow, by contrast, resets neither counter when the same listing agreement stays in force. The quick test on any listing: if DAM and CDAM match, the reported count is the real one; if CDAM is higher than DAM, the home has a longer history than its headline number suggests.

September’s day counts are unusually honest — with one exception. Eight of the nine homes show a cumulative count that matches the current one, so the reported days-on-market is the real timeline. The lone gap is 4742 Collinos Way, which reads “17 days” on its current listing but carries a 55-day cumulative count after an earlier relisting — its true run this cycle was closer to eight weeks.
That matters because the two genuinely long listings this month — 4950 Lerkas at 79 days and 5081 Caesena at 76 — are not reset artifacts. They really did take two-and-a-half months to sell, both after launching above the market. Set against the homes that sold in 1–8 days, the lesson is the same one the data keeps proving: it isn’t that buyers disappeared, it’s that they start where the comparable sales are. Buyers should always ask for a home’s full listing history, not just its current days-on-market — that history is your negotiating leverage. And sellers should remember that relisting resets the counter, not the buyer pool.
