Brand new San Diego single story homes offer buyers customization options, modern design, smart home technology and security, and for many home buyers – the luxury of being the first one to live in the home. It is an added bonus when the newly constructed home comes with a builder’s warranty for a period of time.
However, currently true single story homes are usually, by far, the minority in San Diego new home construction.
Alternative choices provided in San Diego new home construction might be homes with a master bedroom on the main floor (master on main), homes with dual master suites, with at least one bedroom located on the first floor.
A few things to consider regarding your search for San Diego County single story new home for sale
Community Facilities Districts (CFD) also known as Mello-Roos fees
Some of these new home developments may come with a Community Facilities Districts (CFD) also known as Mello-Roos fees (an annual fee charged in addition to the the property taxes to pay for community improvements). The Mello Roos fee plus property taxes could add up to around 2% or less of the property value, plus any applicable monthly homeowners association (HOA) fees.
These Mello-Roos taxes are actually bonds that will eventually expire. But the expiration period may be as long as 30-years, and some elements of the bonds may run in perpetuity.
Homeowners association (HOA) fees
Homeowners association fees are typical in new home developments in San Diego. Some of these new communities have a plethora of amenities to offer to justify the extra monthly fee. But some new home single story buyers do not see a value in these monthly HOA fees tacked onto the homeowner’s costs with little amenities offered by the community.
Tight Lots
If you are looking for a larger lot, some of these developments feel a little tight and too close to neighbors since new home developers are trying to squeeze in as many units as possible for maximum profitability. It is far cheaper for builders to build a 2 story home than a one story home, so you may see communities that are predominantly 2 story homes with a limited availability of one story homes on very small lots.
Costs and Availability of Property Insurance
Some properties that are considered high-risk properties (located in a high-fire severity, surrounded by open wild land, etc) are more challenging to insure these days. It is important to consider the costs and availability of home insurance when buying a new house. Some of the new home developers have their own affiliate insurance companies that provide reasonable insurance. It is critical that you work closely with an insurance agent that you trust to research premium costs and coverages that will work for you.
