Nob Hill has wide streets lined with mature trees. The community also has a walking paths, a clubhouse, swimming pool and limited RV parking.

Vista Del Mar is a resident-owned manufactured home community consisting of 256 homes. The homes are affixed to permanent foundations, and have 2-car garages. Vista Del Mar is known to have one of the most reasonably low HOAs in the area, but still provides a beautiful clubhouse with long distance views, pool, spa, tennis and pickle-ball courts, billiards, and RV parking.

Vista Cascade is a resident-owned mobile/manufactured home community consisting of 145 homes, some with mountain views, a socially active clubhouse, 50% salt water heated pool, spa, billiards and RV parking. Vista Cascade has a public transportation stop at the entrance to the community. Vista Cascade is located near shopping. Residents can walk across the street to a convenience store, restaurants, laundry and post office.

Sierra Vista is a resident-owned mobile/manufactured home community consisting of 93 homes. The community features a clubhouse, pool, spa, billiards, library and RV parking. Sierra Vista is located close to shopping. Sierra Vista currently has a month HOA fee that is on the lower end of the spectrum. Corona Del Vista is a resident-owned mobile/manufactured home community comprised of 104 homes. The community features a clubhouse, pool, spa, sauna, exercise room, billiards, library, laundry, car wash and limited RV parking. Corona Del Vista borders the above mentioned Nob Hill 55+ community.
Osborne Park Mobile Estates is a resident-owned mobile/manufactured home community of just 28 homes – some with generous sized lots. The community has a small clubhouse and RV parking. Osborne Park Mobile Estates is located just off of East Vista Way, in a setting more rural than most 55+ communities. This community could be ideal for those who wish to commute north on the I-15 Freeway towards Temecula and Riverside.
Grandview Terrace is a land-leased mobile/manufactured home park comprised of 207 homes. The community features a clubhouse with a pool, spa, exercise room, billiards, library, laundry and limited RV parking. Grandview Terrace is located in the much desired Shadowridge area, conveniently located just off of the 78 freeway – the major east/west thoroughfare in north county San Diego. The park’s is also located near a major shopping district with several shopping centers that include, Target, Walmart, Starbucks, grocery, pharmacy, restaurants such as Souplantation, IHOP, donuts, fast food, 24 Hour Fitness, gas stations and auto mechanics. One distinction about this park are its age restriction rules, which state that the primary resident must be at least age 55, while the spouse or domestic partner can be a minimum age of 30 years old.
Vista Green Valley is a land-leased mobile/manufactured home community of 157 homes. The community features an active clubhouse, pool, spa, exercise room, billiards, library and limited RV parking. Vista Green Valley is aptly named, as mature trees and plants abound throughout the community. This is another 55+ community conveniently located near shopping, although it feels rural. Located nearby is the 78 freeway – the major east/west thoroughfare in north county San Diego. Shopping located nearby is Costco, a plethora of other shopping options, as well as the Tri-City Medical Center and health-care offices.
Vista Royalodge Mobile Estates is a land-leased mobile/manufactured home community of 212 homes. The community features a clubhouse with a pool, spa, billiards, library, laundry and limited RV parking. The community is conveniently located one block away from a shopping center with restaurants (pizza, BBQ, Mexican, Chinese, French food), Starbucks Coffee, grocery, pharmacy, bank, barber, hair salon, nail spa, yoga and dental. There is also public transportation within easy walking distance.
Currently many of the homes for sale in existing age-restricted senior communities in Vista CA consists of manufactured and/or mobile homes except for the attached condos located at Nob Hill.
