We received a call from a lady who had been searching for homes in Ocean Hills Country Club (OHCC) with another agent. She was seeking an agent with deeper knowledge of the community to guide her. After discussing her needs, we scheduled a property viewing together, and she decided this was the home she wanted to purchase.
Navigating a Contingent Offer
The client needed to sell her existing Carlsbad home before purchasing her desired home in Ocean Hills Country Club. However, her current property wasn’t on the market yet and needed cosmetic upgrades before it could be listed.
Despite these challenges, we successfully negotiated an offer Contingent on the Successful Sale of her home, convincing the sellers to give her the opportunity. This was the first step in what would become a complex but rewarding journey.
Inspection and Negotiations
While her home was being prepared for the market, we conducted the home inspection on the OHCC property. Several items raised concerns for our client, and we negotiated a Request for Repairs on her behalf.
One major issue was a faulty garage door opener. Although the sellers claimed it was repaired, our follow-up with the service provider revealed it couldn’t be fixed due to its age. We ensured the sellers replaced the opener entirely, protecting our client from potential safety issues.
Overcoming Market Challenges
After preparing her Carlsbad home, she listed it on the market. Unfortunately, activity was slow, and the contingency period for her home to sell expired. We negotiated an extension with the OHCC home seller, keeping the purchase alive.
When the second contingency expired, the situation became more challenging. Yet again, we successfully negotiated another extension, and soon after, our client received an offer on her home in Carlsbad.
A Setback and a Resolution
The sellers were thrilled when our client’s home received an offer. But just two days later, the buyer backed out, creating another hurdle. Breaking the news to the sellers was difficult, but we negotiated another extension, keeping the current purchase escrow intact.
Thankfully, a new buyer emerged for our client’s home, and this transaction went smoothly. The proceeds from this sale enabled her to finalize the purchase of her dream home in Ocean Hills Country Club.
