In 2023 we helped Tom Rossmiller and his wife buy a single-story home in Ocean Hills Country Club, the guard-gated 55+ community in Oceanside. They left us a review that April. In 2026 they came back and asked us to sell it. That home, 4685 Adra Way, closed escrow on October 15, 2026, and afterward they wrote a second review.
Anyone can earn a good review on closing day, when the keys have just changed hands and everyone is relieved. Earning a second one three years later, from people who have since lived in the house and watched whether the advice held up, is a different thing entirely.

The 2026 Review
Jean and Ken are the best! We have used this exceptional team for the purchase and sale of a home and we can’t say enough good things about how they helped us through every step of the process. Ken responded quickly and expertly to every to every issue and query. His knowledge of the community, and homes within it, is exceptional. You can’t find a realtor with more honesty and integrity to represent you in the sale or purchase of a home in OHCC than Ken.

Ken’s reply
It was an absolute pleasure helping the two of you with both purchasing, and later selling, your Ocean Hills Country Club home. We also cannot say enough good things about you both. Anytime something was needed, you stepped right up and either provided it or took care of it, and we always shared some laughter too. I also always thoroughly enjoy hearing of your adventures that take place all over the country and hope that you get to continue those journeys for decades to come! All the best to you both!

The 2023 Purchase, and What They Said Then
Three years earlier the same couple were living the RV life and looking for somewhere to settle. They found Ocean Hills Country Club, lost out in a competitive market, held a backup offer position, and got the house anyway. Then they renovated it. The whole arc is written up here: From Living the RV Life to Settling Down in San Diego.
Their review at the time singled out something specific. With Ken’s help, they wrote, they had selected the community and found the floor plan, price range, lot privacy and location within the community that met their needs. You can read it here: the April 2023 review from T. Rossmiller.
That detail is worth sitting with, because it closed a loop. The lot privacy and location they chose in 2023 is precisely what the home was marketed on in 2026: a pie-shaped lot widening toward the rear, at the end of a cul-de-sac. The advice that helped them buy well is the same advice that helped them sell well.
Why a Second Review Says More Than the First
When you are choosing an agent, the reviews you can read are almost all written at the same moment: the end of a transaction. They tell you how the closing felt. They cannot tell you whether the house was the right house, whether the price turned out to be sensible, or whether the person who advised you was still reachable a year later.
A repeat client answers all three at once. They lived in the home. They saw what the neighborhood was actually like. And when it came time to sell, they called the same person back.
That is the part of this review we would point to. Not the compliments, which are generous, but the fact underneath them: they used us twice, three years apart, for opposite sides of the same house.
Verify Any of This Yourself
We do not host our own review widget or publish screenshots. Every review quoted on this site lives on a platform we do not control, under the client’s own account, and you can go read it there:

- The RateMyAgent review for 4685 Adra Way, tied by the platform to the verified transaction at that address, alongside all of our verified sales and reviews
Two reviews, three years apart, under the same name, on a platform that timestamps them. That is what makes a claim like “clients come back to us” checkable rather than decorative.
The Home: a Palma at 4685 Adra Way
The Palma is one of seventeen floor plans at Ocean Hills Country Club. It is a single-story two-bedroom, two-bath layout with no interior steps, which is exactly what many of our clients are looking for when they leave a two-story house behind.
The owners had remodeled it thoroughly during their three years there: dual-pane windows, luxury vinyl plank flooring, solid wood cabinets with quartz counters, solid walnut interior doors, both bathrooms redone, an epoxy garage floor and landscaped gardens. It was offered at $998,000 and closed on October 15, 2026.

The full listing, with photos and the complete description, is still up: 4685 Adra Way, Oceanside, Palma floorplan, Ocean Hills Country Club.
Buying and Selling Inside the Same 55+ Community
Ocean Hills Country Club has 1,632 single-story Mediterranean-style homes across about 350 acres, divided into eight villages. It sits roughly three and a half miles inland from the Pacific in southwest Oceanside, closer to downtown Carlsbad than to downtown Oceanside. The HOA covers an executive golf course, pickleball, bocce and tennis, a heated pool and spa, a fitness center, walking paths, a monarch butterfly sanctuary, RV parking and a 27,000 square foot clubhouse.
Knowing a community at that level of detail is not a nice extra when you are selling inside it. It decides how you price, which of seventeen floor plans you are really competing against, and how you explain the HOA to a buyer weighing it against three other communities. It is the knowledge this client singled out, both times.

Frequently Asked Questions
What does it mean when a client hires the same real estate agent to both buy and sell?
It is the clearest signal a client can give, because it is the only one that costs them something. The Rossmillers bought their Ocean Hills Country Club home with Ken Tritle in 2023 and reviewed him in April of that year. In 2026, with every agent in North County San Diego available to them and real money at stake, they listed the same home with him again. It closed escrow on October 15, 2026, and they wrote a second review. Both reviews are public on Google and can be read side by side.
What is the Palma floorplan at Ocean Hills Country Club?
The Palma is one of seventeen floor plans at Ocean Hills Country Club in Oceanside. It is a single-story, two-bedroom, two-bath layout of roughly 1,106 to 1,131 square feet with no interior steps, which is part of why it appeals to buyers moving out of a two-story home. The Rossmillers’ Palma at 4685 Adra Way sat at the end of a cul-de-sac on a pie-shaped lot that widened toward the rear.
What is different about selling a home in a guard-gated 55+ community?
Three things change. Showing access runs through the gate, so agents and buyers have to be cleared in advance rather than simply arriving. The buyer pool is restricted by age, which narrows demand but also concentrates it among people who already want that lifestyle. And the HOA adds paperwork and transfer fees to the escrow, so the association documents need to be ordered early to avoid delaying the close.
Does Ocean Hills Country Club have RV parking?
Yes. Ocean Hills Country Club includes on-site RV parking among its amenities, alongside an executive golf course, pickleball, bocce and tennis courts, a heated pool and spa, a fitness center, walking paths, a monarch butterfly sanctuary and a 27,000 square foot clubhouse. For owners who travel, having somewhere to keep the vehicle inside a guard-gated community is a practical advantage.
Where do people go after selling a home in Ocean Hills Country Club?
In our experience there are three common paths. Some move closer to adult children or grandchildren in another state. Some move into a setting with more care available as their needs change. And some sell because they want to travel and no longer want to own and maintain a house at all. There is no single answer, and the reason for the move usually shapes the timing of the sale more than the market does.
