Exploring Ocean Hills Country Club
A husband and wife reached out to us with an interest in moving to Ocean Hills Country Club. They owned two homes: one in New Jersey and the other in Florida, located on the water along the Intracoastal Waterway. Their plan was to sell the New Jersey home, keep the Florida home for the winter months, and spend their summers in Ocean Hills Country Club in Oceanside, California.
A 13-Month Journey
Our journey together spanned 13 months, during which we explored numerous homes. A few times, the couple visited the community in person, while at other times, we met with their daughter, who lived locally, and showed her properties. Most of the time, we conducted property tours via FaceTime, with their daughter present. Despite seeing almost every home that came onto the market in Ocean Hills, none of them quite matched what they were looking for.
Finding the Perfect Match
In the 12th month of our search, a beautifully appointed home with a lovely ocean view became available. It seemed like a perfect match for our clients, despite a large, wide-limbed pine tree obstructing part of the view. Excited about the possibility, we made an offer, which the seller quickly accepted.
An Unexpected Hurdle
During the general home inspection, the inspector approached Ken with an unexpected question: “Where is the air conditioning system?” It turned out that there was no air conditioning system, even though the home was advertised as having one.
Having experienced summers in both New Jersey and Florida, the buyers knew that air conditioning was essential. Upon hearing the news, they promptly decided to cancel the deal.
A Quick Solution
Ken asked the buyers if they would allow him some time to make a phone call. He contacted the listing agent, who apologized for the error in the MLS listing. Ken explained how crucial air conditioning was for the buyers, given their background. The listing agent promised to call back within 10 minutes. When he did, he informed Ken that the sellers would make good on their mistake by installing a brand new air conditioning system before the property transferred to the buyers.
Additional Negotiations and a Pleasant Surprise
There was also some concrete work needed, as the sidewalks were lifting. We successfully negotiated for the seller to fix these issues before the close of escrow. From that point on, everything went smoothly—and even got better! The large pine tree, which had been obstructing the ocean view, showed signs of dying. After the buyers took possession of the home, they contacted the Homeowner’s Association, which determined that the tree was sick and promptly removed it. The result? A breathtaking, treeless, panoramic ocean view!
A Happy Ending and a Warm Invitation
Our clients are now enjoying their new home in Ocean Hills Country Club, complete with a stunning ocean view and a brand new air conditioning system. Helping them find their perfect summer retreat was a privilege, and we’re thrilled to have been part of their journey.
