A Call from a Friend
One afternoon, we received a call from a woman whose out-of-state friends were interested in moving into her neighborhood. A home had just become available, and her friends, located in Colorado, wanted to see it via FaceTime. Ken met the friend at the property, and together, they showed the home to the buyers virtually. At the end of the virtual tour, Ken took some time to explain the neighborhood and the amenities available.
The Search Continues
While the home wasn’t quite what the buyers were looking for, they expressed a desire to meet us in person when they had the opportunity to visit San Diego. A few weeks later, they came to town, and we toured the community together. Although they loved the idea of being near their friends, the community didn’t resonate with them, so we decided to explore other options, specifically looking into golf communities that might be a better fit.

Soon, the buyers settled on the Twin Oaks golf course area in San Marcos CA. After viewing numerous homes virtually through FaceTime, we ended up writing offers for three homes—two of which were accepted. The third home’s sellers wanted us as a backup offeror. The first home we secured had been recently renovated and looked great during the virtual tour. However, after further inspection, it became clear that all the dual-pane windows were fogging and failing, leading us to continue the search.

A Fortunate Turn of Events
Interestingly, the sellers who had asked us to be a backup soon called, asking if we could step up to purchase the home after their original buyers backed out. By this time, our clients had moved on, as the property, despite its spectacular golf course view, was in a state of disrepair.
Finding “The One”
Finally, the perfect home made itself known. From the moment we began our virtual FaceTime tour, we all knew that this was THE house! However, securing the property wasn’t easy, as it attracted many other buyers who also loved it and placed extremely competitive offers.
All the competing buyers had personally walked the property, while our clients had only seen it virtually. Ken stayed in close contact with the listing agent, frequently reaching out to see what more we could do to make the sellers comfortable in choosing us as their buyer. In the end, our persistence paid off. The listing agent shared that the sellers chose us because we fought harder than the other buyers, demonstrating our commitment to seeing the purchase through to the end.
The Emotional First Visit
Our Colorado clients traveled to San Marcos to personally attend the home inspection and see the home in person for the first time. As soon as they stepped inside the front door, tears started to flow, as they confirmed that they had made an excellent choice.
A Happy Ending
The home inspection went well, and the few requested repairs were easily negotiated. Everything else was completed using FaceTime and DocuSign, proving that “where there’s a will, there’s a way!” At the end of the day, things turned out perfectly, with extremely happy buyers and sellers who both felt satisfied with the outcome.
