Finding the Perfect 55+ Community
A local San Diego couple came to us with a goal: to right-size from their two-story home into a welcoming 55+ community that offered a key amenity—pickleball. As avid players, it was essential for them to find a community that catered to their active lifestyle.
The Unexpected Perfect Match
This was the couple’s first time seriously exploring the possibility of moving, so they were just beginning to dip their toes into the process. What they didn’t expect was to find their perfect home so quickly. The property we toured was in a newer community, complete with a dedicated pickleball court—everything they had envisioned for their new life.
A Contingent Offer and the Seller’s Motivation
That same evening, our clients decided they wanted to make an offer on the home. However, there was a significant hurdle—they needed to sell their current home first to afford the purchase. This situation meant our offer would be contingent on the sale of their existing property, which typically weakens an offer in the eyes of a seller.
Despite this, we crafted an offer that addressed the seller’s motivations and outlined a plan to list our clients’ home immediately, ensuring a swift and diligent process. To our delight, the seller accepted the offer, even at a price significantly lower than their asking price.
Negotiating Repairs and Uncovering a Hidden Issue
The home inspection revealed several issues that concerned our buyers, despite the property being relatively new. We successfully negotiated several thousand dollars in seller concessions for repairs. Everything seemed to be on track.
However, at the final walkthrough, we discovered that the seller had not fully moved out. Several large pieces of furniture remained, including a king-sized bed in the main bedroom, which covered a large area rug. Once the sale closed and the seller had moved out, we discovered a surprising issue: the area rug was concealing a section of the bedroom floor that was unfinished—just bare concrete!
Resolving the Flooring Issue
With the sale closed and the seller out of state, our options for resolution were limited. However, we were determined to make things right for our clients. We reached out to a trusted independent flooring professional we knew through family, and the buyers found a supplier in Anaheim with matching tile in stock.
Although the seller initially resisted covering the flooring costs, we pressed the issue, emphasizing the seriousness of the undisclosed flooring condition. Ultimately, the seller agreed to pay for the repairs.
A Successful Outcome and Warm Conclusion
In the end, our buyers not only secured several thousand dollars in repair concessions but also purchased their dream home for $72,000 less than the original listing price. Despite the challenges and unexpected discoveries, the story concluded with our clients moving into their perfect 55+ community, ready to enjoy their new home and all the amenities it had to offer.
Four Years Later: A Happy Update (2024)
Fast forward four years, and we’re thrilled to share an update from this wonderful couple. They’ve settled into their 55+ community and couldn’t be happier with their decision.

“Living here has been a dream come true. The community is generally quiet and peaceful, with great people—we genuinely like most of the folks we’ve met. The residents are well-educated, interesting, and many of them enjoy traveling, just like us.
The quality of the homes and clubhouse is top-notch, with well-maintained facilities and a variety of owner-organized activities and clubs that keep us engaged. We’re especially impressed by the community board and committees, who truly care about maintaining and even enhancing the quality of life here.
Our home, in particular, is perfect for us. It has a wonderful layout, a nice view, and fantastic natural lighting thanks to its Southern exposure. It’s also well insulated—we rarely need to use the A/C or heater, which is a bonus!
Another thing we love is the convenience. We’re no more than 10-15 minutes away from most of the shopping we do weekly. Plus, Solana Beach is just 20 minutes away, and La Costa and downtown San Diego are about 30 minutes, depending on the time of day.”
