A Dream 20 Years in the Making

A nice gentleman from downtown San Diego reached out to us at DreamWell Homes Realty with a long-held dream: he wanted to live in Ocean Hills Country Club 55+ community in Oceanside. After watching and dreaming about this community for over 20 years, he was finally ready to make it happen!

Exploring the Community

Together, we viewed many homes in the community on a weekly basis. Although none of the homes were quite what the buyer wanted, this process allowed him to familiarize himself with the community and its abundant amenities. Each visit reaffirmed his commitment to buying a home in Ocean Hills Country Club.

The Perfect Home Appears

Several months into the process, the home he had been hoping for finally came onto the market. We jumped at the opportunity, made an offer, and got it accepted. Everything seemed to be falling into place.

Inspections Reveal Issues

At the buyer’s direction, we ordered both a general home inspection and a sewer camera scope. The general home inspection revealed a few electrical issues that were easily negotiated with the listing agent for the seller to repair. However, the sewer camera scope uncovered a more significant problem: the sewage pipe was broken and infiltrated with tree roots.

A Bump in the Road

This sewer issue became a significant concern for our buyer. Neither the home seller nor the Homeowner’s Association was addressing the problem quickly enough to satisfy the buyer. Frustrated, he instructed us to cancel his purchase contract.

A Second Chance

A few weeks later, the home was still available on the MLS. Our buyer client still liked the property better than anything else he had seen. We reached out to the listing agent, who informed us that the broken sewage pipe had been repaired at a cost of approximately $6,000. Additionally, many of the electrical issues had been resolved as well. With these significant issues taken care of, our buyer client was ready to try purchasing the home again.

Seizing the Opportunity and Saving $75,000

Since there were no other offers on the table, we rewrote our offer at $75,000 less than our original offer from just a few weeks before, and the seller accepted. Our buyer client was over-the-moon happy, having saved at least $75,000 and possibly another $6,000 on the sewage repair.

A Happy Ending and a Dream Realized

In the end, our client’s persistence and patience paid off. Not only did he secure the home he had dreamed of for over 20 years, but he also did so at a significantly reduced price.
