How this data is counted: Each home sale involves two sides of representation — a listing agent (seller side) and a buyer’s agent (buyer side). Each side was counted separately, so one sold home could contribute up to 2 to the total count — one for the listing agent and one for the buyer’s agent. If the same agent represented both the buyer and seller on one transaction (a double-ended deal), that was counted as 1. The 161 vs. 62 reflects total representation instances — not the number of homes sold — giving the most complete picture of how active non-resident and resident agents are across all OHCC transactions.
The data shows that non-resident agents are involved in the significant majority of Ocean Hills Country Club transactions — on both the buy and sell side. This is not a criticism of resident agents, many of whom are skilled professionals and valued members of the community. It is simply what the numbers reflect, and we think homeowners, buyers, and agents alike deserve access to that information.
