Relocating to Be Closer to Family
A very nice couple from Ventura contacted us about purchasing a home in one of San Diego’s 55+ communities. They wanted to relocate to be closer to their special-needs grandson who lived in the area. Before making the move, they needed to sell their home in Ventura to free up the equity necessary to purchase a new home in San Diego.
The Home Search Begins
We worked together for several months, both by email and in-person, as good candidate homes became available. The couple made the six-hour drive one way to visit San Diego for the purpose of viewing homes. They would stay overnight, taking the opportunity to spend time with their children and grandchildren. We looked at perhaps a dozen homes together, which helped them realize what worked best for their needs and what did not.
Finding the Perfect Home
Finally, a great home that checked all their boxes came onto the market. Sometimes, a home can be TOO great, generating lots of interest and highly competitive buyer offers. That was certainly the case here.
Navigating a Competitive Offer Process
Even though our clients offered above the asking price, so did many of the competing buyers. Many buyers received multiple counteroffers that required a response. We took the time to really dig into what was important to the seller. It turned out that he needed to find a replacement property, and extra time in the home after he sold it to our buyer clients was very important to him in reducing stress and pressure.
Meeting the Seller’s Needs
Our buyer clients understood this and genuinely wanted to make it easy for the seller to accomplish his goals. After communicating this to the selling side, and increasing our offer price, our buyers were soon rewarded with being chosen as the lucky ones to purchase the home.
Finalizing the Purchase
The home inspection found several items of concern to the buyer, which the seller agreed to take care of. The seller also found a replacement home quickly, eliminating the need for extra time in the property after the sale.
A Happy Ending
The good news is that the buyers love their new home. The even better news is that their grandson’s health has improved greatly, and he is no longer considered special needs!
