Ken’s Observations — April 2026

April 2026 was an active month at Ocean Hills Country Club with 11 closed sales — 5 detached and 6 attached — across 8 floor plan types. Six of the eleven homes sold at or above list price, a clear indicator that well-priced, well-presented homes continue to attract strong buyer interest. The standout sale of the month was the fully upgraded San Remo at 4170 Andros Way, which closed at $1,800,000 — essentially at list price in just 5 days — driven by ocean and canyon views visible from nearly every room.

Among detached homes, the Syros at 4246 Lindos Way was the most striking result — selling $90,000 over its $1,090,000 list price in 7 days, reflecting strong demand for newer-built (1999) single-story detached homes in Portofino Village. The Milos at 4238 Lindos Way closed $30,000 over list in 2 days. Both demonstrate that move-in-ready, newer-build single-story detached homes continue to generate competitive activity.

Among attached homes, the Palma had the highest volume with 3 sales ranging from $790,000 to $900,000 — a $110,000 spread within the same floor plan. Ocean and panoramic views on Arcadia Way commanded a $30,000 premium over list, while longer days on market at Zamora Way resulted in a $30,000 reduction. Condition, views, and pricing strategy remain the key variables separating outcomes within any single OHCC floor plan.
