Not long ago, a local buyer reached out to Ken Tritle in search of her ideal retirement home in Ocean Hills Country Club (OHCC)—a safe, gated 55+ community in Oceanside, CA, offering vibrant activities and comfort for aging in place.

Touring Homes, Facing Challenges
Ken guided the buyer through several showings before one home truly stood out. An offer was submitted and accepted—but during the home inspection, significant issues were uncovered, including fogged windows due to failed seals.
Unable to agree on a resolution, both parties walked away.
“Sometimes, it’s not about winning a negotiation—it’s about finding the right home,” says Ken.
Finding “The One”—For Real This Time
Shortly after, Ken and the buyer visited another St. Tropez model. This one felt different—bright, well-kept, and move-in ready.
In under 10 minutes, the buyer knew: “This is it.”
Ken submitted an offer—and the seller accepted without a counteroffer.
Smooth Sailing to a Joyful Closing
Inspections (including sewer scope) were mostly clean, with minor issues negotiated as a seller credit.
On July 21, 2025, escrow successfully closed, and our client began a brand new chapter in her dream home.
