🏆 Sellers’ best month of the year on price.  Nine homes sold, the average sold-to-list ratio reached about 101.1% — the highest in a year — and two turnkey homes closed more than $100,000 over asking. Yet four of the nine still sold below list: the two-speed market is alive and well.

Nine homes closed escrow at Ocean Hills Country Club in September 2026 — up from seven in August — and on the headline numbers it was the strongest month of the year for sellers. The average sold price rose to $1,175,168, and the average sold-to-list ratio reached about 101.1%, the highest in our twelve-month window. But that average deserves a closer look: it was lifted by two standout over-ask sales — a remodeled Athena that closed $100,112 over list and a golf-course St. Tropez that closed $132,515 over — while four of the nine homes still sold below their final list price, two of them after more than ten weeks on the market. In other words, the two-speed split we’ve tracked all year held firm: beautifully updated, correctly-priced homes drew premiums, and everything else negotiated. You can watch the current month unfold on our live Market Trends page.

The year’s strongest sold-to-list — with an asterisk

At about 101.1%, September’s average sold-to-list ratio was the highest in twelve months. But averages can flatter: two homes closed more than $100,000 over asking and pulled the number up, while four of the nine homes still sold below their final list price. The honest read is a strong month for turnkey sellers — not a blanket seller’s market. Price and condition still decide the outcome, home by home.

The little Athena had a very big month. Three Athena homes closed in September — all 1,444-square-foot, two-bed/two-bath floor plans — and they sold for $1,050,000, $1,100,000, and $1,185,000, or roughly $727 to $821 per square foot. The standouts: 4909 Icaria Way, fully remodeled, closed $100,112 over its $999,888 asking price in just 4 days, and 4133 Arcadia Way went under contract in a single day and closed $10,000 over ask. When a smaller home is beautifully updated, Ocean Hills buyers will pay a striking premium per foot for it.

September’s headline sale was a golf-course St. Tropez. 4957 Alicante Way — a one-story St. Tropez on a premium lot with golf-course, lake, and ocean views, freshly and extensively remodeled — closed at $1,632,515, a remarkable $132,515 over its $1,500,000 list, in 6 days. At nearly $907 per square foot it is a rare, high-water comparable, and a reminder that location and condition together can push even a 1,800-square-foot home well past $1.6 million here.

The slower lane was just as real. Four homes sold below their final list price, and the two that took longest tell the story: the Corinth at 4950 Lerkas Way — the community’s sought-after detached single-story 3-bed/3-bath — took 79 days to sell at its $1,059,000 list, and the St. Tropez at 5081 Caesena Way took 76 days and a price cut to close at $1,180,000. Both are desirable homes; both simply launched above where buyers were willing to start. The largest home of the month, the 2,356-square-foot Mystra at 4962 Pylos Way, also closed $50,000 under ask. Jean and Ken Tritle of DreamWell Homes Realty represented the sellers on two of September’s closings. We listed and sold the Corinth at 4950 Lerkas Way, which closed at its full $1,059,000 list price, and the St. Tropez at 5081 Caesena Way, which closed at $1,180,000. Both were desirable floor plans that took longer to sell than the month’s quick, over-ask homes — and both are a good example of what seller representation is really for: pricing to the market, holding strategy through a longer escrow timeline, and getting the deal across the line on terms the owners were glad to accept. A husband-and-wife Senior Real Estate Specialist (SRES®) team that has worked Ocean Hills Country Club full-time since 2010, Jean and Ken Tritle know every one of the community’s floor plans, its recent comparable sales, and the pricing and negotiation strategy that gets sellers — and buyers — the right result in this 55+ market.

── When the Days-on-Market Clock Resets ──

Here’s something every Ocean Hills seller should understand before reading any market report — including this one. CRMLS tracks two separate day counts. Days Active in MLS (DAM) measures the current listing and resets to zero every time a property is entered as a new listing. Cumulative Days Active in MLS (CDAM) is designed to stitch a property’s separate listings together — but it, too, resets to zero once the property has been off the MLS long enough. As of November 19, 2025, CRMLS shortened that window: CDAM now resets after a property has been off-market for 30 days (previously 90), and it also resets on the first day of a new listing whenever ownership has transferred. So a home relisted by a new agent — or relisted after a roughly month-long gap — can reappear showing very few days, even though it has been trying to sell far longer. A failed escrow, by contrast, resets neither counter when the same listing agreement stays in force. The quick test on any listing: if DAM and CDAM match, the reported count is the real one; if CDAM is higher than DAM, the home has a longer history than its headline number suggests.

Address DAM (Current) CDAM (Cumulative) What the Count Tells Us
4133 Arcadia Way 1 1 Accurate — one day, one listing. Sold over ask almost immediately.
4909 Icaria Way 4 4 Accurate — a clean 4-day listing that drew a $100K-over-ask offer.
4957 Alicante Way 6 6 Accurate — the month’s top sale, one listing, 6 days.
4925 Icaria Way 8 8 Accurate — one continuous listing.
4962 Pylos Way 12 12 Accurate — one continuous listing.
4742 Collinos Way 17 55 Counter gap: the current listing shows 17 days, but the cumulative count is 55 — the home was relisted, so its true marketing run this cycle was roughly eight weeks, not 17 days. (This is also an investor remodel — acquired at about $854,000 in spring and resold at $1,245,000.)
4980 Delos Way 48 48 Accurate — one listing; cut from a $1,150,000 original to $1,099,000 before closing at $1,075,000.
5081 Caesena Way 76 76 Accurate — one continuous listing. 76 days is the real number; a genuinely long run.
4950 Lerkas Way 79 79 Accurate — one continuous listing. 79 days on market, no resets; the month’s longest, and real.

DAM = Days Active in MLS (current listing). CDAM = Cumulative Days Active in MLS. When the two match, the reported days-on-market is the real figure; eight of September’s nine closings match. Only 4742 Collinos shows a gap. Days-on-market rules per CRMLS Listing Status Definitions and the CRMLS November 2025 Broker Report (CDAM reset window shortened from 90 to 30 days). Source: CRMLS property detail.

September’s day counts are unusually honest — with one exception. Eight of the nine homes show a cumulative count that matches the current one, so the reported days-on-market is the real timeline. The lone gap is 4742 Collinos Way, which reads “17 days” on its current listing but carries a 55-day cumulative count after an earlier relisting — its true run this cycle was closer to eight weeks.

That matters because the two genuinely long listings this month — 4950 Lerkas at 79 days and 5081 Caesena at 76 — are not reset artifacts. They really did take two-and-a-half months to sell, both after launching above the market. Set against the homes that sold in 1–8 days, the lesson is the same one the data keeps proving: it isn’t that buyers disappeared, it’s that they start where the comparable sales are. Buyers should always ask for a home’s full listing history, not just its current days-on-market — that history is your negotiating leverage. And sellers should remember that relisting resets the counter, not the buyer pool.

── What This Means for You ──

Thinking about selling? September proved again that the reward goes to turnkey homes priced to the comparables. The three sellers who beat their asking price — two Athenas and the golf-course St. Tropez on Alicante — were move-in ready and sharply positioned, and two of them went under contract in a day or two. The homes that sat 76 and 79 days were desirable floor plans that simply launched above where buyers were willing to begin. Price to the market from day one and let condition do the rest. A quick conversation with Jean and Ken will tell you exactly where your floor plan stands right now.

Looking to buy? The over-ask headlines are real, but so is the negotiating room on homes that have been sitting or have already reduced — four of September’s nine closed below list. The playbook hasn’t changed: be pre-approved, know your target floor plan, and be ready to move fast on the sharp, well-priced listings, while staying patient and disciplined on the ones that have been on the market a while. For the current list of active and pending homes, check our live Market Trends page, or set up a free listing alert so you’re first to know when your floor plan appears.
