Find a Home in 55+ Communities with Low Monthly HOA Fees

When it comes to retirement, having a home that fits both your lifestyle and budget is a top priority for many seniors. One of the costs associated with owning a home is the monthly homeowner’s association (HOA) fee, which can add up over time. For seniors on a fixed income, finding a home in a 55+ community with a low monthly HOA fee is essential.

In San Diego County, there are many 55+ communities that offer affordable living options with low monthly HOA fees. These communities provide a range of amenities and services designed specifically for seniors, including maintenance-free living, access to recreational facilities, and organized social events.

Examples of 55+ Communities with Low HOA Fees

Seven Oaks, a 55 and over community in Rancho Bernardo, has some single story detached homes with a low monthly HOA fee. Please note that the condos/ attached homes at Seven Oaks have a higher HOA.

As another example, some of the single story detached homes at Oaks North 55 plus community in Rancho Bernardo, have a low monthly HOA under $100 per month.

Please note that there are some Oaks North homes with a higher monthly HOA fee, such as the ones located in the gated community of Chapala at Oaks North.

One of the benefits of living in a 55+ community is that the HOA fee often covers the cost of maintenance, landscaping, and other services, making it easier for residents to live comfortably and stress-free.

However, it’s important to compare the HOA fees of different communities before making a decision to ensure that you’re getting the best value for your money.

Look closely on the HOA fee listing details: Is it a Monthly or Annual Fee?

As a pro-tip, look closely on the monthly HOA fee on the listing details if it is monthly fee or an annual fee. We’ve seen confusion on this when a potential buyer gets turned off on an otherwise attractive home in a 55+ community because they thought that the $450+ fee for amenities was too high. They have the impression that it was a monthly fee since the listing data was entered in error, in actuality it is an annual fee, which is calculated as $37.50 per month not $450 per month.

Please be sure to verify the information on a listing you see online before making a decision since there are some listing agents who enter the HOA fee information on the per month HOA fee category field vs. annual HOA fee category field.

55+ Communities Homes For Sale with Low Monthly HOA Fees

When looking for a home in a 55+ community with a low monthly HOA fee, it’s important to consider the location, size of the community, and the types of amenities (i.e. gated community) and services offered.

Here are some tips to help you find the perfect home in San Diego County:

  1. Research the community: Before making a decision, research the community to ensure that it meets your needs and expectations. Look for reviews from current residents, and compare the community’s HOA fees with other 55+ communities in the area.
  2. Determine your budget: Knowing your budget is crucial when it comes to finding a home in a 55+ community with a low monthly HOA fee. It’s important to factor in the cost of living, taxes, and any other expenses associated with homeownership to ensure that you can afford the monthly HOA fee. Even with a Low HOA fee, other lifestyle expenses to consider might be the costs of going to the gym, certain utilities (cable), front yard maintenance, roof maintenance, RV parking, costs to golf (some of which may be included in a high HOA 55+ community).
  3. Look for amenities and services: When comparing different 55+ communities, look for amenities and services that are important to you, such as recreational facilities, organized social events, and access to healthcare services. OHCC or Ocean Hills Country Club, for example, has a high monthly HOA but with tons of amenities and benefits given the fee.
  4. Work with a knowledgeable real estate agent: Working with a real estate agent who specializes in 55+ communities can be helpful in finding the perfect home with a low monthly HOA fee. They can provide valuable insights into the different communities, as well as help you find a home that meets your specific needs and budget.
