
Expert Guidance for the Perfect Home
A buyer client from Ohio reached out to me (Ken Tritle, Realtor® at DreamWell Homes Realty) about possibly moving to San Diego to follow their son and his young growing family. The son was in England and thinking about accepting a position in San Diego. My buyer client was just retiring too and had an interest in 55+ communities. They researched homes while the son considered his career path for approximately two years. During that time, we determined that 55+ communities just did not have large enough homes to comfortably fit their lifestyle. So, we shifted to all-age neighborhoods. The search continued for quite a while, and we viewed numerous homes together, both in-person and through FaceTime.
From Retirement Plans to a Dream Home in Carlsbad
We finally identified a single story home in Carlsbad that had a large park-like yard with a wide ocean view. Many competing buyers also liked this home very much, and there were several strong offers besides ours. We kept a frequent open dialogue with the listing agent, and our buyer had several strategizing sessions with me in perfecting their counteroffers. All of this work finally resulted in us winning the purchase opportunity for the home. We won by a mere $500!
In the meantime, our buyer had a large home to sell in Ohio. He asked me what questions to ask potential Realtors® in that area to narrow it down to someone who could help him effectively. He found a great Realtor®, listed his home, and sold it rather quickly.

After the home inspection here on the home in Carlsbad, there were several minor issues that our buyer wanted the seller to repair. As we formalized our official Request for Repairs, our buyer became concerned about the 35-year-old roof due to several water stains on the ceiling and obvious patchwork repairs to the red tile roof. I contacted a reputable roofing company and got a quote for a roof replacement since this style of roof is rated for 25-30 years. Our buyer wanted to ask the seller to pay for half of the roof replacement. I advised that we ask for the seller to pay for it all, reasoning that if we ask for half, we’re likely only to get half of half—or 25%. If we asked for it all, we might get 50% or more. So, we asked for the seller to pay for the entire roof replacement, and they agreed. The credit given by the seller to our buyer was over $33,800.
Throughout this journey, it was truly heartwarming to see my client’s excitement and joy as they transitioned into this new chapter of his life. The process was more than just finding a house—it was about creating a home where my client and his family could enjoy his retirement surrounded by the beauty of Carlsbad and the warmth of family. Witnessing their satisfaction and happiness was incredibly rewarding and reminded me why I love what I do.
As an update (2024), they are working very hard in customizing their home to make it an even more perfect home for them and their family to enjoy for many years to come. I am excited to see it when it’s done!
