Oceanside leads the county with the highest number of stick-built resident-owned 55+ communities. These neighborhoods often feature single-story floor plans, attached garages, and low-maintenance yards. Popular communities include:

Carlsbad – No Stick-Built Resident-Owned 55+ Communities
In Carlsbad, all resident-owned 55+ communities are manufactured home neighborhoods. While Carlsbad offers desirable coastal living with luxury single story homes or homes with a master bedroom downstairs, those looking strictly for stick-built homes in a resident-owned 55+ setting may want to focus on other North County cities.
Encinitas – High Country Villas for Stick-Built Homes
Encinitas offers just one resident-owned stick-built 55+ community:
- High Country Villas – A well-established 55+ condominium community with single-story units, golf course views, and resort-style amenities.
The other resident-owned 55+ option in Encinitas, Park Encinitas, consists of manufactured homes.
Encinitas Homes with Master Bedroom Downstairs
San Marcos – Sun Park & Hunter Valley
San Marcos has two notable stick-built resident-owned 55+ communities:
- Sun Park – A peaceful neighborhood of single-story homes surrounding a greenbelt and community pool.
- Hunter Valley – Nestled near Lake San Marcos with access to nearby recreational opportunities.

East Ridge is the only traditional construction 55+ community in Fallbrook. Fallbrook does have other ROC 55+ communities with manufactured homes.
