Returning to California: A New Beginning
A husband and wife from West Virginia reached out to us with a dream of returning to California to be closer to their sons, both of whom live in Southern California. Initially, they were interested in finding a home in a San Diego 55+ community. However, they had a unique requirement: the community needed to be near areas with horse boarding facilities, as they were bringing their beloved animals with them.
Finding the Right Fit
Unfortunately, the few 55+ communities near horse boarding facilities did not appeal to our buyers. However, we knew of several all-age communities in San Diego that were close to horse boarding and would meet their needs. The buyers found one of these communities particularly appealing, but there was one challenge—the homes in that community were slightly over their purchase budget.
Negotiating a Deal
There was one home available in the community they liked, so Ken contacted the listing agent to discuss the property and assess whether the seller might be open to a lower offer that would fit within our buyers’ budget. As it turned out, the seller was motivated, and we were able to write an offer that the seller accepted.
Addressing Inspection Concerns
The home inspection revealed several issues that needed to be addressed, including trees growing too close to the home and causing exterior damage, moisture damage from an old unused fountain, electrical work that needed attention, and roof repairs. We successfully negotiated for the seller to complete all of these repairs before the close of escrow, except for the roof. Instead, the seller provided a $5,000 credit to our buyers to cover the cost of roof repairs.
Dealing with the Solar Panel Lease: Seller Paid $33,500 for buyer to own it
The home also had a leased solar panel system on the roof, which our buyers were hesitant to take on due to the additional monthly payments. Fortunately, we were able to negotiate for the seller to pay off the solar panel system in full at the close of escrow. The seller paid $33,500, allowing our buyers to own the system outright and avoid the extra monthly burden.
A Happy New Chapter
