Finding the Perfect Home in San Diego County
A couple from Florida contacted us with the desire to move closer to their son and his soon-to-be-growing family. They were interested in finding a home in one of San Diego County’s premier gated 55+ communities, so we arranged to meet and show them some homes. During our first meeting, we learned that they had been working with another agent who was sending them occasional listings, but they just didn’t feel a connection with that agent.
The Search Begins
We showed them several properties in a San Diego 55+ community, but they were disappointed by the rules restricting young children from using the pool. Since their grandson would soon arrive, this was a deal-breaker for them. We recommended another nearby community with more lenient pool restrictions. Fortunately, there was one home available, and we went to see it. While they liked the community, the home itself wasn’t the right fit. We agreed to keep them updated with new listings from that community as they became available.
Selling Their Florida Home
After returning to Florida, their home sold quickly, and they negotiated a short rent-back period, allowing them time to find a new place. They also rented a home in an Oceanside 55+ community for two months to give them flexibility during their search.
A Promising Opportunity
Soon, another home in their targeted community came onto the market. We arranged a FaceTime showing, but while the home was an improvement, it still wasn’t exactly what they were looking for.
A Serendipitous Encounter
As we were leaving the community after the virtual showing, Ken noticed a resident agent walking her dog. He stopped the car to chat, and the conversation naturally turned to real estate. We discovered that this agent was considering selling her home to move to Florida, of all places! Ken quickly arranged a viewing, and it turned out to be a fabulous property. Another FaceTime session was scheduled, and the buyers fell in love with the home.
A Successful Negotiation
Our offer was accepted, and our buyers secured the home without competing with other buyers since it wasn’t listed for sale on the MLS. During the process, we discovered that there was an upcoming special assessment of $10,000 to replace all the roofs in the community. We successfully negotiated for the seller to pay half of that amount.
Addressing Inspection Concerns
The home inspection revealed some concerning electrical deficiencies. We negotiated for the seller to repair these issues and also secured a $4,000 credit for our buyers to address the remaining electrical repairs after closing escrow.
A Happy Ending and a New Beginning
Our clients are now happily settled in their new home, close to their son and his growing family. We’re delighted to have helped them find the perfect place that meets their needs and are honored to have played a part in their new beginning in San Diego County.
