The Initial Plan: Moving Closer to Family

A husband and wife from Arizona had the desire to return to San Diego to be near family. They owned two homes in Arizona that they would need to sell in order to free up the equity to purchase here. One of these homes was in a 55+ community, and they hoped to find the same here.

Preparation and Planning

As with many of our mature buyers, this was very much a planned purchase, and since they had much work to do in preparation for making a purchase, the timeline was a year or more until they would be able to do all that they needed to do. There was also some world travel that they wanted to check off their bucket list before settling into their new San Diego home.

Searching for the Perfect Home

I showed them homes in one of our best 55+ communities, and it was clear that they required a larger home and more yard space than any of our 55+ communities could provide. So, the buyers tasked me with identifying the best all-age communities in San Diego County that had the types of homes they wanted.

A Two-Year Journey

Two years passed, and many FaceTime showings and infrequent in-person showings were conducted when the clients had the opportunity to return to San Diego. Many of the homes were not quite right, and the one that they really liked turned out to be in a very high fire hazard zone that required an insurance payment that they did not have the stomach to take on.

Selling and Moving Forward: Timing is Everything

Meanwhile, they worked on selling both of their Arizona homes, as well as a camper that they would no longer be using. Finally, just after both homes successfully sold, the home they fell in love with became available. They say that nature doesn’t like a vacuum and naturally fills it!

Negotiating the Dream Home

The home they fell in love with was, unfortunately, slightly above their purchase budget. Out of necessity, we wrote as strong an offer as possible while still being $100,000 less than the asking price. But what we could do, since the buyer was using all cash from the sale of their two homes, was to demonstrate our commitment to seeing the sale through to the end, have short escrow timelines, and very few contingencies. The seller countered our offer at a slightly higher price, and we reached an agreement to move forward.

Final Steps

The home inspection revealed a few items that the buyer wanted the seller to repair. In lieu of repairs, we negotiated a $4,000 credit for the buyers to complete the repairs after taking possession of the property. The sellers also wanted to remain in the home for two weeks after close of escrow in order to move just once. We negotiated a rent-back payment of $2,500 for that time period for our buyer clients to receive.

All in all, this took three years for this entire process to be completed, but it was all worth it to everyone involved!
