The real estate market in OHCC remained active in February 2023, with seven homes successfully sold, bringing the total number of homes sold in 2023 to 12.
Let’s take a closer look at the data.
The lowest priced home sold in February was $655,000 and was 1106 square feet in size. The highest priced home was $1,100,000 and 2030 square feet in size. Five of the seven homes were purchased with cash.
The average sales price for February was $935,000, a decrease of 7.5% from January’s average of $1,005,100. The average square footage sold decreased to 1,816, down 7.3% from January. Despite these decreases, the average days on market decreased to 29 before successfully being sold, down from 56 days in January, a decrease of 95%.
The average price per square foot was $514.87, down from $515.70 in January, a decrease of .016%. While this is a minor decrease, it is worth noting that the average percentage of list price obtained increased to 96% from 93% in January, an increase of 3.22%. This means that sellers are receiving a higher percentage of their asking price, indicating that buyers are willing to pay closer to the asking price.

Welcome to the Ocean Hills Country Club real estate market update for January 2023. In this 55+ community in Oceanside, CA, we saw a total of 5 homes successfully sold in the month of January 2023, with 3 of the 5 being purchased with financing.
The lowest priced home sold in January was $750,000 and was 1800 square feet in size. On the other hand, the highest priced home was $1,150,000 and 1754 square feet in size. The average sales price for January 2023 was $1,005,100, which is up from $774,445 in December, representing an increase of 29.8%.
Additionally, the average square footage sold increased to 1,949 up from 1,534 in October, showing a 27% increase. However, the average days on market increased to 56 before successfully being sold, up from 34 in December, indicating an increase of 65%.
The average price per square foot for Ocean Hills Country Club in January was $515.70, which is up from $504.85 in December, representing an increase of 2.1%. On the other hand, the average percentage of list price obtained decreased to 93% from 96% in October, representing a decrease of 3.22%.
