Welcome to the Ocean Hills Country Club real estate market update for January 2023. In this 55+ community in Oceanside, CA, we saw a total of 5 homes successfully sold in the month of January 2023, with 3 of the 5 being purchased with financing.
The lowest priced home sold in January was $750,000 and was 1800 square feet in size. On the other hand, the highest priced home was $1,150,000 and 1754 square feet in size. The average sales price for January 2023 was $1,005,100, which is up from $774,445 in December, representing an increase of 29.8%.
Additionally, the average square footage sold increased to 1,949 up from 1,534 in October, showing a 27% increase. However, the average days on market increased to 56 before successfully being sold, up from 34 in December, indicating an increase of 65%.
The average price per square foot for Ocean Hills Country Club in January was $515.70, which is up from $504.85 in December, representing an increase of 2.1%. On the other hand, the average percentage of list price obtained decreased to 93% from 96% in October, representing a decrease of 3.22%.

November 2022 OHCC Market Update from Ken Tritle
Hi, I’m Ken Tritle, Realtor and Senior Real Estate Specialist at DreamWellHomes Realty, and this is our monthly Ocean Hills Country Club sales & activity update for November of 2022.
7 homes successfully sold in the month of November, with 4 of the 7 being purchased with financing.
The lowest priced home sold was $660,000 and was 993 square feet in size. The highest priced home was $959,000 and 1899 square feet in size.
The average sales price for November was $817,428 down from $992,071 in October a decrease of 21.3%.
The average square footage sold decreased slightly to 1,567 down from 1,776 in October, a decrease of 13.3%
The average days on market increased to 35 before successfully being sold, up from 22 from days in October, A increase of 60%
The average price per square foot was $521.65 up from $504 in October. An increase of 3.5%
The average percentage of list price obtained increased to 94% from 93% October, an increase of 1/10 of 1%
The total homes sold in Ocean Hills Country club, for the first 9 months of the year is 83.

They’ve recently completed a total $1M+ remodel of the clubhouse.
They also added three more pickle ball courts to bring the total to eight.
