In June, a total of 10 homes were successfully sold in Ocean Hills Country Club, with an impressive 9 out of 10 homes being purchased with cash. This indicates a strong presence of cash buyers in the market, highlighting the desirability of this exceptional community.
The lowest priced home sold in June was $690,000, offering 921 square feet of living space, while the highest priced home fetched $1,175,000 and boasted 1,850 square feet. These sales demonstrate the diverse range of properties available within Ocean Hills Country Club.
Looking at the overall market, the average sales price for June was $896,602, showing a slight decrease of 3.48% from May’s average of $927,785. The average square footage sold decreased to 1,733 square feet, down from 1,864 square feet in May, representing a decrease of 7.56%. Moreover, the average days on market saw a significant decrease, with homes spending an average of just 10 days before successfully being sold, compared to 20 days in May. When examining the price per square foot, June recorded an average of $517.37, showing a notable increase of 3.93% from May’s average of $497.82. November 2022 OHCC Market Update from Ken Tritle
Hi, I’m Ken Tritle, Realtor and Senior Real Estate Specialist at DreamWellHomes Realty, and this is our monthly Ocean Hills Country Club sales & activity update for November of 2022.
7 homes successfully sold in the month of November, with 4 of the 7 being purchased with financing.
The lowest priced home sold was $660,000 and was 993 square feet in size. The highest priced home was $959,000 and 1899 square feet in size.
The average sales price for November was $817,428 down from $992,071 in October a decrease of 21.3%.
The average square footage sold decreased slightly to 1,567 down from 1,776 in October, a decrease of 13.3%
The average days on market increased to 35 before successfully being sold, up from 22 from days in October, A increase of 60%
The average price per square foot was $521.65 up from $504 in October. An increase of 3.5%
The average percentage of list price obtained increased to 94% from 93% October, an increase of 1/10 of 1%
The total homes sold in Ocean Hills Country club, for the first 9 months of the year is 83.
