Property taxes are computed in California, based upon the purchase price of the home. CA law states that 1% of the assessed value – or purchase price in this case – sets the tax basis. In addition to the 1%, there would be a small .1 – .2% for any local taxes. CA law also stipulates that annual property taxes cannot increase by any more than 2%, keeping property taxes here fairly stable.

How to calculate your property tax in San Diego, California

To calculate what your estimated San Diego California property taxes are likely to be, multiply your expected purchase price, by the number in the Tax Rate Multiplier column.  This will result in your estimated annual property tax obligation.  Remember, property taxes are paid twice a year in California in December and April. If you have a mortgage, the lender could also impound or escrow your estimated property taxes for the year, so you are paying for the property tax on a monthly basis.

Property taxes in California are capped at a maximum of 2% annual increase.

If your property has additional Mello Roos taxes, these will be added onto your property taxes.

What is Mello Roos?

Simply stated, Mello-Roos is a special tax levied against homes located within newer developments in a city in California.   These special taxes help to pay for basic needs of the community, like emergency services, new schools, new parks, street lights, landscaping, watering of landscaping and other new governmental facilities.

Mello-Roos taxes are actually Bonds.  These bonds do have an expiration date.  Many, but not all, bonds mature in 30 years. Also, there are some portions of Mello-Roos taxes that may not expire or that could be extended.
