Jim’s specialty is helping those over 62 purchase their “rightsized” dream home with the use of a Home Equity Conversion Mortgage for Purchase (H4P). Jim, and his wife of 50 years, Lynne, live in North San Diego County. They enjoy long walks on both regional trails and on Dog Beach with their mutt “Duffy.” They also find pleasure watching their four grandchildren participate in their chosen sports–everything from surfing, volleyball, hockey, lacrosse to other athletic activities. With the Home Equity Conversion Mortgage for Purchase (H4P) people no longer have to pay 100% cash for their home in order to avoid having a mortgage payment. Instead with an H4P all they need is approximately 50% down. This allows them to either put the remaining 50% in saving of investments or enables them to buy a home for higher price that has more features—and they would still have no mortgage payments for as long as they remained in the home.

Jim holds both bachelors and master’s degrees in Finance and Economics from the University of Illinois and was previously a Securities and Exchange Commission Registered Investment Advisor and a California Registered Investment Advisor. Jim lived in New York prior to relocating to California in 1993. While in NY Jim was President of Oppenheimer Government Securities, where he managed a $ 4 billion US Treasury portfolio. Jim was also President of Literacy Volunteers of New York City. Subsequent to retiring from Oppenheimer, Jim has been putting his energy and 40+ years of financial knowledge and experience to work as a Reverse Mortgage Specialist with Reverse Mortgage Funding, LLC. He currently holds a National Mortgage Licensing System and Registry (NMLS) 1044434 license.
