Homes constructed post- June 1976 are almost categorically known as manufactured homes, meeting FHA certification requirements, and come with attached metal certification tags. What is a manufactured home according to US Department of Housing and Urban Development (HUD)?

According to  (HUD), “A manufactured home (formerly known as a mobile home) is built to the Manufactured Home Construction and Safety Standards (HUD Code) and displays a red certification label on the exterior of each transportable section. Manufactured homes are built in the controlled environment of a manufacturing plant and are transported in one or more sections on a permanent chassis.”

“Manufactured homes are eligible for government-insured loans offered by the Federal Housing Administration (FHA), the Veterans Administration (VA), and the Rural Housing Services (RHS) under the U.S. Department of Agriculture.”

What is a manufactured home according to Fannie Mae

Fannie Mae

Fannie Mae’s definition of a manufactured home: Fannie Mae defines a “manufactured home” as any dwelling unit built on a permanent chassis and attached to a permanent foundation system.

Further, according to Fannie Mae, the manufactured home must be built in compliance with

  • the Federal Manufactured Home Construction and Safety Standards that were established June 15, 1976, as amended and in force at the time the home is manufactured; and
  • additional requirements that appear in HUD regulations at 24 C.F.R. Part 3280

The borrower must own the land on which the manufactured home is situated in fee simple, unless the manufactured home is located in a co-op or condo project.

  • For co-ops, both the land and dwelling must be owned by the co-op.
  • For condos, both the land and dwelling must be subject to the condo regime.
  • Mortgages secured by manufactured homes located on leasehold estates are not eligible.
